TC Architects is currently working on our second renovation to Newsom Tower.  In 1995  under HUD's 202 program, we converted the 9-story bank / office building into senior housing.  Working with Ohio Capital Corporation for Housing (OCCH), the current renovation was submitted to Ohio Housing Finance Agency (OHFA)during the Low-Income Housing Tax Credit (LIHTC)application process and has been awarded funding.  The project is looking to obtain Historic Tax Credits to further help with funding.  The renovation is being designed to meet Enterprise Green Communities and Universal Design Standards. 

Currently, the building has 14 studio and 36 1-bedroom apartments. With Studio apartments being hard to rent, this renovation will convert the existing units into 42 spacious 1-bedroom apartments, doing away with the Studios.

The new windows, have been approved by the historical preservation society and the façade will be cleaned and tuck-pointed, preserving the details and architectural character of the building.

The modernization will include new mechanical and plumbing systems, doors, finishes, cabinets and ENERGY STAR®-rated appliances and lighting.

The community areas will be upgraded to include an accessible kitchen, lounge, mail room, computer area, and laundry facilities.
