EHDOC - M C PEPPER TOWERS

TC Architects provided architectural and interior design services for the comprehensive renovation of this 12-story, 150-unit affordable senior housing building developed utilizing the HUD Section 202 housing program.
 
The structure of the affordable senior housing building is a poured in place concrete column and flat plate floor system with concrete block in-fill panels and a stucco finish. It is in very good condition and has many years of useful life remaining. 
 
Improvements included an architectural fence encompassing and securing the site to provide residents with a sense of security.  The residents can relax in the exterior landscaped seating areas located around the affordable senior housing building or on the screened in porch, outdoor pavilion, or shuffleboard court.  The front entrance to the building has been enhanced with a new drive-under canopy, to provide sheltered access to transportation and to better define the main entrance to the building.  The site lighting has been replaced with new, energy efficient lighting fixtures and new ground plane lighting at the walkways to illuminate the walkway surface at a higher level than the overall site lighting.

New windows and doors were installed utilizing low-e and argon filled insulating glass.  All appliances that qualified were replaced to meet ENERGY STAR® standards.  All lighting fixtures, heat pumps, and air handlers also meet ENERGY STAR standards.  The existing roof has been replaced with a light colored, reflecting membrane.  All HVAC systems in the building were replaced with ENERGY STAR-rated heat pumps and fan coils.  The plumbing and water systems were replaced as necessary.  A new security system of strategically located cameras, along with new electronically controlled access systems to the site, building, and parking provide the residents with a safe and secure environment.
